It was one of the first redevelopment projects in downtown Nashville, just South of Broadway and it was just the start of what was to come.
This 5-story multi-family luxury apartment building quickly became one of our favorite projects.
“The average person would never know the history behind this beautiful building,” Principal and Owner Jonathan Williams said. “Like a piece of artwork, they don’t know all the stories, the blood, sweat and tears that went in to making it happen.”
We helped with due diligence for the investment client and helped figure out the investment and feasibility of the project. Williams went down to Nashville weekly to work on the development with a wonderful design team and contracting team.
Olmsted Sobro was challenging because at that time Nashville was trying to grow but didn’t have enough contractors to properly staff the project. Adjustments had to be made with neighbors and underground utilities, and we even had to relocate power lines so it could be built within the designated block. We played a heavy role in coaching through the schedule and working with cost issues.
“We were there to help the team be successful,” Williams said.
The first of its kind, the Olmsted Sobro project was a trailblazer for the area.
With its unique elements and design features, beautiful views of downtown Nashville and a variety finishes (interior and exterior materials), the building is hard to ignore. Inside, concrete pipes were turned into study booths, and a few recording studios were added as an homage to the Nashville music scene. You can even walk to the center of downtown with all the night life, entertainment and everything that goes along with being in Nashville.
“It’s cool to see it’s among many modern buildings now, when at the time it was one of the only ones in an abandoned industrial wasteland area.”
