RPL provided pre-venture diligence and development oversight for a 21-story student-focused apartment high-rise near Rutgers University, representing an institutional equity JV partner. The development featured 3-5 bedroom units with premium amenities including study lounges, fitness facilities, pet areas, rooftop terrace, indoor parking, and ground-floor retail. The garage structure and building skin was completed using pre-cast concrete. We managed challenges of the compact urban site requiring neighbor protection and careful shoring. We successfully navigated the impacts of the COVID-19 shutdown to deliver the project in time for student occupancy, setting new neighborhood standards for amenity quality.
