RPL provided due diligence services for a new active adult apartment development in Louisville on behalf of an institutional equity partner. The project was new construction of wood frame, sloped roof, slab-on-grade, sprinklered active adult apartment building with 5 one-bedroom/one bath units, 90 two-bedroom/one bath units, 24 two-bedroom/1.5 bath units, common facilities, 45 interior storage units, 40 garages, and surface parking

Managing our client’s first venture into the Louisville market and a new partnership structure, we helped align stakeholder interests. Despite challenges with inspections affecting the certificate of occupancy timeline, our oversight enabled concurrent completion of site work and apartments, delivering the project near schedule and on budget.
