RPL provided pre-venture diligence and development oversight for an eleven-story luxury apartment project, featuring 104 new units and 130 above-ground parking spaces, on behalf of an institutional private equity investor. The complex development integrated new construction with the renovation of an existing 45-unit building, incorporating shared amenities including a lounge, fitness room, theater, pool, and roof decks, as well as implementation of a girder-slab composite structural system and precast concrete façade. Our role included review of design and construction planning, as well as close coordination between developer, contractor, and investor throughout the project. The project completed on time and within budget, leading to successful lease-up and sale.
