RPL served as a development advisor for a private equity investment firm’s luxury over-55 active-adult community in Valley Forge, Pennsylvania, managing the project from pre-venture diligence through construction completion. The complex development featured upscale amenities including a grab-and-go market, hobby areas, chef’s kitchen, private dining area, dog spa, pool, and fitness facilities, all built on a challenging site constrained by highways and adjacent town center construction. Working with a shared podium parking garage beneath outdoor courtyards and delivering hospitality-grade interior spaces, we successfully navigated labor challenges and minimized change orders to complete the high-end residential community.
