As owner’s representative, RPL provided comprehensive oversight services for a three-story, 1,500-unit climate-controlled self-storage development in the New York metro area. Services included reviews of the due diligence, pre-development and construction stages of the project. Our team navigated significant site challenges, including soil stabilization of a former dump site and complex utility extensions across high-traffic roads and railway lines. Despite labor constraints and environmental regulations, we managed the steel-frame construction through completion. While the project exceeded initial timeline and budget parameters, it achieved successful lease-up and enabled our client’s profitable refinancing.
